Making the right comparisons on Canberra properties

If you’ve decided on the specific suburb or area of Canberra you’d like to live in, one of the most confounding issues in deciding which property to buy can be the age-old question: “Am I getting value for money?”

One of the best gauges when comparing two properties in the same suburb or area is the price per square metre. All developers price their projects according to this metric. A two- bedroom apartment in one project may be priced more than another in the same area, but could actually be better value for money if you looked at the price per square metre. 

You should also consider factors such as what level the apartment is on and its aspect.

Another measure to look at is the size of the outdoor space that’s included. Although less valuable than interior space, an apartment with a large balcony is going to be worth more than an apartment without one. 

Also be sure to compare the inclusions for new properties. Give consideration to the level of the finishes, heights of ceilings, quality of appliances, and so on. Some packages even include extras such as landscaping and blinds, meaning the apartment will be tenant-ready when the developer hands over the keys. Some packages marketed at very attractive price points do not have such inclusions, so keep them in mind when one price point looks more attractive than another.
